This former bed and breakfast is located in the Ceredigion countryside, less than 3 miles from the coast, in an elevated position enjoying outstanding views of both coast and country. It's just two miles to nearby Llanrhystud, which offers a local shop, post office, garage, and pub restaurant. There's a dog friendly pebble beach with sand at low tide to enjoy a day at the seaside or walks along the shore. The beautiful Penrhos Park golf course just 1.5 miles away, open to the public for a round of golf, access to the driving range or the bar and restaurant. Head to pretty Aberaeron in 6.8 miles with its excellent selection of shops, cafes and bars along the pretty pastel coloured terraces. You can access the Wales Coast Path at Llanrhystud and there is a regular bus service to Aberystwyth, Aberaeron and coastal towns.

As you enter the barn, you are welcomed into a hallway leading down to the large, open-plan lounge and dining room. The lounge benefits from a sumptuous, leather three-seater sofa and large corner sofa. There's a TV and feature gas 'wood burner effect' fire in a large, original inglenook fireplace - perfect for cosy evenings in. Completing the room is a dining table for eight. Adjacent to the lounge is the country kitchen which has been well equipped for guests to prepare meals during their stay and offers an additional dining space at the breakfast table. Both the lounge and kitchen enjoy fabulous views out over the fields towards Cardigan Bay. Back down the hallway, you will find the first two bedrooms on the ground floor - an en-suite king-size room with bath and overhead shower, and king-size room with en-suite shower. Head up stairs to the first floor and you will find an additional two bedrooms - both twin rooms with en-suite shower rooms.

Externally, the barn benefits form a lawned garden with picnic bench and outdoor seating. Take in the breathtaking views out towards the coast over the beautiful Welsh countryside. Dine al fresco on warmer evenings or simply relax with a cool drink and take in the incredible sunsets over the bay.

This is a wonderful cottage in a beautiful location. Lovely walks near by. Went as a three generation family and had a great time. Thank you for sharing your beautiful property with us. Would strongly recommend staying.

Fantastic property in a beautiful rural location, very peaceful. Everything you need for your stay, comfortable sofa, en-suite in every bedroom, games, suggested walks & the property really caters for dogs, with bowls, towels, poo bags & an enclosed garden. Close to Aberystwyth, only a 20 min drive which was great for a trip to the university open Read moreday. Would definitely visit the property again & would love to see more of the area. Hide

The cottage itself is perfect. We particulalry enjoyed the lounge fire on cold evenings. On clear days the views were tremendous; sea, coastline, mountains, fields with sheep and cows. If its peace and tranquility you are looking, for, this is the place. I think we saw maybe 4 or 5 people over the two weeks. A lovely cottage with beautiful scenery. Well equipped and very comfortable property. Would recommend to anyone. Great for our dog who enjoyed saying hello to the sheep in the morning.

Beautiful clean property. Great location and fabulous views. Really big property extremely spacious. There was 7 of us and 4 dogs. The garden is secure but would not be suitable for big dogs as the fencing is not high and can easily jump the fence and chase the sheep. We kept 1 of our dogs on lead all the time due to fence.

Nice barn, quiet remote location on a high plateau with great views - assuming the weather is reasonable and the cloud isn't too low. The nearby coast wasn't great, but nicer areas not too far north and south. The inland footpaths were rather overgrown (July) with dog-unfriendly styles so lots of lifting required. Excellent place for a peaceful get away. Plenty of places to visit by car & good walks from the property as well as by car - bring walking boots. Good safe garden for dogs happy that we were able to walk directly from house.

Beautiful barn with every need catered for. Fabulous views with a lovely garden in which to sit to enjoy them. The dog had a great time watching the sheep, lambs and Canada Geese with goslings!

The cottage was in a stunning location. We had a lovely Christmas. Everything we needed was supplied. The fire was so cosy and along with the Christmas tree and decorations made the room so lovely for our festive holiday. Ken was extremely helpful when we needed information about walks in the area. The holiday barn and views were fabulous- local to nice places to visit. Sunny all day in garden and a beautiful night sky. Nice welcome pack. Had to wait a good hour for the cows to pass over the road so maybe a warning which way is best to approach the barn. All in all a great holiday. Dogs enjoyed too.
